Update: May 2026 for 1138 Islington Ave.
Dear Neighbours,
The developer of 1138 Islington Avenue recently contacted Protect Etobicoke requesting a meeting. A few of our neighbours met with him. He advised that he has reconsidered his proposed 30-unit apartment development, and is instead proposing to build a lower rise development with fewer units (12-16 in total). The new proposal would provide occupants with more liveable space. This is a welcome development. The revised units would be approximately 800 sq ft in size, instead of the previously proposed, much smaller units averaging 350 sq ft. This new proposal, although not ideal, appears to be a better alternative for the proposed property.
Understandably, many neighbours have expressed skepticism regarding the developer’s recent change of heart and willingness to work with the community, especially given Councillor Morley’s strong support for the original project. Taking this into consideration, we are approaching the situation with cautious optimism. The newly proposed project is an improvement in that it provides more dignified living space for future tenants and would also be less demanding on our fragile and dated infrastructure.
We are glad to hear that the developer has had a change of heart and is now willing to engage with the community. It is our hope that he continues to work with residents to address the limited parking and green space concerns.

ACTION REQUESTED: Please continue to gather signatures for the petition from family members & neighbours who have not signed it yet. This is a Municipal election year and this is a critical issue for Etobicoke-Lakeshore. We have heard from many frustrated residents throughout Etobicoke that poorly planned builds are popping up across our riding and that our elected representatives have been unresponsive or unwilling to take action which is tremendously disappointing.

We believe an involved community is a healthy community and by working together, all residents will continue to enjoy everything our beautiful Etobicoke has to offer.

YOUR elected representatives are prioritizing irresponsible developments over PROTECTING the livability and safety of YOUR neighbourhood. The following types of developments can NOW be built just STEPS AWAY FROM YOUR HOME:
- 6 storey apartment buildings – now permitted within 200m of transit stations on main and small side streets
- 4 storey apartment buildings, 6-plexes and multiplexes – now permitted on ALL small side streets
- The first of MANY 6 storey developments (1138 Islington Ave at Bering Ave) proposes 37 units, most 300–475sq ft in size and NO resident parking, on what is currently a single-family dwelling site! It is NOT in a Toronto Official Plan approved area. These rushed large builds irresponsibly strain parking, schools, hospitals, increase traffic and further stress critical infrastructure and services.
NO ONE asked what we want.

Petition to Protect Etobicoke Neighbourhoods
Councillor Morley, MPP Fairclough and MP Maloney:
I am concerned by recent amendments to the Toronto Official Plan which are being used to rapidly approve large developments (on single-family lots) both on main and small side streets just steps away from single-dwelling homes with minimal input from residents. Developments like the 6 storey, 37 unit apartment proposed for 1138 Islington Avenue intersecting at Bering Avenue.
I am concerned that you, our elected representatives are prioritizing irresponsible developments over protecting the livability and safety of our neighbourhoods and our already stressed emergency services and infrastructure.
In particular, I am concerned that the new Toronto Official Plan Amendments permit:
1) 6 storey apartment buildings within 200m of transit stations on main and small side streets next to single-dwelling homes.
2) 4 storey apartment buildings, 6-plexes and multiplexes on all small side streets next to single-dwelling homes.
Etobicoke-Lakeshore (Ward 3) is already the most populated Toronto riding. My concern is that the speed and scale of these builds will overwhelm our already strained infrastructure and stressed emergency services. These rushed large builds irresponsibly strain hospitals, schools, parking, increase traffic and further stress critical infrastructure and services.
We are asking you, our elected representatives: Councillor Morley, MPP Fairclough and MP Maloney to stop supporting these large, poorly planned developments and to SUPPORT US, YOUR CONSTITUENTS, in protecting our neighbourhood and prioritizing safe, responsible and sustainable developments.
